Other Experts Rely On Our Expertise

About Us

CyberLease, LLC is a North American commercial real estate lease audit firm established in 1990. CyberLease is headquartered in Irvine, California. Our business is dedicated to empowering tenants to verify, and when appropriate, challenge their landlord's rental billings, including operating expenses, property taxes, common area maintenance charges, utilities and other forms of additional rent charges. CyberLease's professionals come from the landlord's side of the real estate industry. Since we know how the business works, we know what games can be played, what mistakes are made and can anticipate concerns landlords may have.

Expertise

CyberLease's professionals are specialists in the area of operating cost and other rent escalation analysis and are uniquely qualified to offer tenants more than a mere accounting overview. Our staff includes former general managers and leasing representatives of numerous high-profile office buildings who have extensive experience in office leasing, property management, accounting and auditing as performed by major commercial landlords. We understand how the combination of lease provisions, tenant circumstances, generally accepted accounting principles and market standards relate to escalatable and non-escalatable expenses. Unlike many other lease audit firms, CyberLease's analysis of your lease and operating cost escalations is drawn from expertise in the areas of commercial real estate property management and leasing, accounting procedures and real estate law.

In fact, in recognition of our expertise we literally helped to “write the book” on rent and additional rent provisions in commercial office leases.  Terry Barger of CyberLease is credited as a Contributing Author for Chapter 19 “Rent” in Negotiating and Drafting Office Leases by John Busey Wood and Alan M. Di Sciullo, published by Law Journal Press.  This leading treatise on commercial leasing “offers a practical roadmap through the entire negotiation process. It reviews the clauses of a typical complex modern lease in detail, with explanation and commentary, examining the legal, economic and financial accounting ramifications.”  [For anyone wishing to learn more about all aspects of commercial leasing, and particularly about commercial leasing in New York City, the materials published by John Busey Wood, available at New York City Commercial Leasing, are an invaluable resource.]
